The brief
Iberian Estates is a digital advisory and acquisition platform for luxury real estate, built for family offices, sovereign funds and high-net-worth investors in Portugal and Spain (from Cascais and Comporta to Madrid, Marbella and Ibiza).
Unlike a property portal, it combines the discretion of a private bank with the ambition of an architecture monograph: masked identities, bilateral NDAs, properties treated as works of art and a concierge who handles the helipad, the transfer and the viewing.
Who it is for
-
01
The family office principal
Manages large portfolios and looks for generational assets. Needs total privacy, direct access to a partner and confidential off-market inventory.
-
02
The legal mandatary
Represents the investor under a power of attorney. Needs bilateral NDAs, verified documents and encrypted channels (Signal and PGP), with a desk that answers quickly.
-
03
The advisory partner
Oversees cross-border acquisitions and private viewings. Needs simple qualification and well-defined inspection protocols.
01 / 05
Estates: the Iberian collection
The first screen gives the overview of prime territory: a zone selector (Cascais and Sintra, Comporta and Alentejo, Lisbon Chiado, Madrid Salamanca, Marbella, Ibiza and the Balearics) and a map where each property is a frosted-glass marker.
Editorial cards present the lead estates with the data an investor cares about: asking price, guidance value, footprint, plot size and exclusivity status, plus a discreet way into the monograph and the advisory desk.

02 / 05
Monograph: the house as a work of art
Every flagship property has its own monograph. Villa Miradouro do Atlântico, in Cascais, opens with a full-width image, the salt-water pool and the Atlantic orientation, and tells the architecture: contemporary lines, Portuguese lioz marble and passive climate design.
Then come the technical sheet (covered area, plot, suites, helicopter landing rights), the micro-location analysis in Quinta da Marinha with nearby off-market benchmarks, and a direct button to request a viewing.

03 / 05
Off-market vault: the confidential inventory
The vault gathers the assets that are not for sale anywhere else. It shows an access badge, the total value of the inventory and masked cards, with the address redacted and the imagery blurred to protect the seller’s anonymity.
To open a dossier you request access with institutional credentials and sign a digital NDA: discretion is part of the flow, not a separate promise.

04 / 05
Private viewing: booking with a concierge
Booking is tailored to the buyer: a private on-site visit with a security detail, a landing at a private helipad, or a 3D/VR digital presentation with a partner, encrypted end to end.
Time slots follow the daylight (zenith light and high tide, Atlantic sunset, twilight with the architectural lighting), and the request adds the concierge (chauffeured transfer, a liaison with the structural architect, a prior NDA, up to 4 guests), the family office details and the encrypted channel.

05 / 05
Advisory: desks and contacts
The last screen is the line to senior leadership: direct lines in Lisbon and Madrid, a PGP public key to copy, and private salons in Lisbon, Madrid, Cascais and Ibiza, with helicopter or tender transfers when it makes sense.
Partner profiles split the coverage by territory and asset type, and an encrypted form collects the investment bracket and the bilateral NDA request in a single submission.
Limestone, terracotta and gold
The visual system brings together the pale stone of Iberian houses, baked clay and old gold. Headlines use Playfair Display, a high-contrast serif, and the text uses Manrope. Corners are soft (4 to 8 px), shadows are almost invisible and labels are set in spaced capitals, like museum captions.

Behind the screen
What discretion demands, and what we had to design around it.
-
Discretion by default
Masked identities, a bilateral NDA before any dossier and blurred imagery in the vault, to protect both seller and buyer.
-
Encrypted communication
Traffic over TLS 1.3, optional PGP messages and a direct line to the desk over Signal.
-
Protected documents
ID documents are stored zero-knowledge until the NDA is signed.
-
Three languages, two currencies
Portuguese, English and Spanish, and prices in euros or dollars, with the same monograph in all of them.
What we did
We designed and built the app end to end: the editorial UX/UI and design system, the mobile app and the secure infrastructure behind it, with art direction from the visual identity.

With a conversation to understand the goal, who will use the product and what already exists. That produces a clear scope, and we move forward in phases, with deliverables you can see and comment on along the way.
